We work alongside qualified tradespeople who assist us with maintenance and repairs for your property, regardless of the size. Communication is key so we'll be the point of contact between you and the tenant that you can rely on.
Open communication and fostering strong relationships with our owners and tenants is very important. Should any issues arise, we'll action appropriate measures and try to resolve matters immediately to avoid any further escalation.
We'll take care of everything for you, from arranging top-notch photography to hosting home viewings. Once we've received an application, we'll handle all the necessary background and reference checks before providing you with a shortlist.
OUR PROCESS
We provide three types of inspections with our management services:
INITIAL INSPECTION
Before a new tenancy begins, we conduct a thorough initial inspection, documenting the property's condition supported by photos and a comprehensive report which is then shared with the owner and tenant. This serves as a reference point when assessing any potential damage or changes at the end of the tenancy. Tenants are notified in advance of these initial inspections with information detailing what to expect and how they're conducted which sets the tone for the inspections to come during their tenancy.
ROUTINE INSPECTIONS (4x year)
We conduct routine inspections four times a year as per your landlord insurance requirements. During these inspections, we visually check to ensure there is overall compliance and the property is reasonably clean and undamaged. It's also an opportunity for tenants to report any maintenance issues they have noticed in between inspections.
EXIT INSPECTION
At the end of the tenancy, we'll conduct a final inspection, comparing the property's condition to the initial inspection report. Reasonable wear and tear, which may have been addressed during the tenancy, is expected. Tenants are responsible for removing their belongings, cleaning the house, and tending to the lawns/gardens, basically leaving the property how they found it. The property manager and tenant both sign off on the bond refund once everything is completed.
All rent payments are collected by us on behalf of our owners and are held in a trust account which is then deposited securely into your nominated account less our small management fee. We require all tenants to pay their rent on time and we closely track any missed payments. If a tenant fails to pay, we address the issue promptly in line with the Residential Tenancies Act (1986) and follow up until the arrears have been dealt with. Owners receive regular statements detailing rental activity for the month.
Our owners can relax knowing that we'll be prompt in taking care of repairs and maintenance, ensuring quality results at competitive prices. With our extensive network and strong relationships with qualified tradespeople, we ensure that your job is efficiently completed to a high standard.
We aim to secure tenants who are responsible and treat your property with care. There may be instances where a dispute unfolds and will require our intervention. In such cases, we'll take immediate action and work closely with tenants and owners to resolve any issues or disputes as per the RTA (1986). It is our aim to always be open, honest and transparent with our communication with all parties involved and strive to come to a resolution without the need to involve Tenancy Tribunal Services.
