Our fee is 9% + GST on all rents collected. There is also a one-off establishment fee of $349 + GST that covers advertising and initial set-up costs. We do not charge for inspections or arranging standard maintenance, there are no hidden costs.
We'll compare your house with similar ones in the area. We can determine if your property falls into the lower, middle, or upper end of the market. Based on that, we'll present some suggestions to you before we advertise your property. We'll always make sure you are happy with the rent amount before proceeding.
Yes, we do. We'll advertise and promote your property across various channels to attract ideal renters. Our team will take care of the listing, photos, arranges viewings, and complete any necessary assessments before renting out your property.
Yes, standard maintenance is included in our management fee.

Owners have the choice of being paid rent either fortnightly or monthly. All rents are held in a secure trust account before they are deposited into your nominated bank account less our small management fee.
This depends on whether the tenant has a periodic or fixed term tenancy. For periodic tenancies, the tenant needs to give 28-days notice to vacate. A fixed term tenancy is a legally binding agreement for the specific period mentioned in the Tenancy Agreement. In some cases, the landlord may agree to end the tenancy earlier, however there may be fees incurred as a result of this.
We regularly check rent payments to catch any late or non-payments. If a tenant fails to pay, we address the issue promptly in line with the Residential Tenancies Act (1986) and follow up until the arrears have been dealt with. Our goal is to communicate effectively and resolve any arrears swiftly, ensuring the tenancy returns to a stable state.
Regular inspections are important to preserve your property's value and ensure tenants meet their obligations. Insurance companies often require up to four inspections per year. We schedule inspections regularly and will notify tenants in advance. Our comprehensive reports and photos will then be sent to you to provide evidence of the property's current condition, allowing you to verify that everything is in order with your rental property.
